In CVPC's Outer Banks implementation, star ratings, location zones, and letter grades combine on the certificate — e.g. "5 Stars / Zone 1A — Like New," where 5 Stars indicates overall quality, Zone 1 indicates proximity to the beach, and Grade A (Like New) indicates condition level.
Condition Grade: ALike New
Summary
This property has been certified at Grade A — "Like New" condition. The home is practically indistinguishable from new construction. Surfaces, fixtures, and furnishings show no visible wear, no scuffs or stains, and no deferred maintenance.
Inspection Highlights
All major systems, safety features, and amenities are in flawless working order. The property achieved a perfect or near‑perfect score on CVPC's 100‑point rubric.
Guest Assurance
This property meets the highest standard of cleanliness, safety, and comfort. Everything from linens to kitchenware is in like‑new or new condition, ensuring a luxurious stay free of surprises.

Displays inspection date and one‑year expiration, plus notable specifics — year built, last renovation, and ages of major systems.

Inspection Highlights
Only minor, cosmetic signs of age — a faint carpet traffic pattern or very slight paint fading. All systems are fully functional and diligently maintained.
Guest Assurance
Guests will find a very clean, well‑maintained home with modern amenities. Only negligible signs of use may be present, due to the home's age, but overall comfort and quality are top‑notch.
Validity
Lists recent upgrades — e.g., "interior repainted 2 years ago, new appliances added last season" — to reassure guests the home is continually refreshed.
Condition Grade: CComfortable / Above Average
Summary
Meets CVPC's certification requirements with visible wear typical of an actively used vacation home — above average for the market, but not at the "luxury new" level.
Inspection Notes
Ordinary wear such as minor floor scratches or slightly older (but clean and working) appliances. Any wear is cosmetic, not functional — everything still operates properly and is safe.
Guest Assurance
Clean, well‑maintained, and comfortable, though it may not have the look of a brand‑new home. Guests can expect a reliable, pleasant stay with all standard amenities in good working order.
Validity
Lists the property's age or last renovation date and any particular strengths, alongside areas scheduled for improvement.
Condition Grade: FBelow Average
Summary
A rarely issued grade, included here for transparency. It indicates the property barely met minimum certification standards and has notable deficiencies.
Inspection Findings
Extensive wear — stained or threadbare carpets, faded or peeling paint, aging furniture and fixtures. The property meets basic safety requirements, but aesthetics and some comforts are subpar.
Guest Advisory
